This plan respects the scale and design of the adjacent structures and surrounding community by splitting this property into two very distinct buildings and providing generous property line set backs. In effect, what is termed as Building C is in reality two buildings. The first sits on the southeast corner of El Centro and Mound and is designated for ground level retail and 12 Affordable (Moderate) Senior Housing units above. The second, immediately adjacent building, sits at the southwest corner of El Centro and Edison Lane with ground level retail and three studio lofts above. The new buildings reflect El Centro Street’s mixture of traditional South Pasadena and Spanish Mission styles.

The first (senior housing/retail) is a three level building, designed to look like a converted mansion. Its wood casement windows, trellised terraces, secret balconies, and fabric awnings – make for an excellent transition to the single family homes along Mound south of El Centro.
